A Guide to Mortgages for those Moving Home
People often get confused about what they should do first when it comes to selling and buying on. This page should clear up some of the questions you may have. In theory, there is no “right or wrong” way to do things but we’ve found, in our years of experience, that the steps we’ve put together here are usually the most fool proof.
There are lots of other things you will need to consider as well but they will usually be unique to you and your circumstances. Let’s start right now with 8 simple steps.

Step 1 – Get Your Property Valued
You’ll need to understand how much your house is worth before you do anything. Without this it’s hard to work out what your options are…
Most local estate agents will offer a free no obligation valuation
Book a local estate agent to come out and give you an up to date valuation along with their selling fees.

Step 2 – Investigate Your Options
Once you’ve found out how much yours is worth – call us to find out:
The costs of moving or buying
How much you can borrow
How much you can buy for
How much your monthly repayments will be
Obtain an Agreement In Principle through your AL Mortgage Solutions expert.

Step 3 – Instruct an Estate Agent
You had it valued, now it’s time to put the property on the market. The Estate Agents will:
Take photos of your property
Run through your contract
Get your property online
Find you a buyer.

Step 4 – Find Your Dream Home
This is the fun part. Get yourself out there and view as many properties as you can…
Arrange viewings with Estate Agents
Negotiate on the property (don’t forget to start low. You can always go up but you can’t come down)
Agree a deal with the seller

Step 5 – Apply for Your Mortgage
Apply for your mortgage and protection

Your Mortgage Expert will send off all your documents to the lender for them to review.

Step 6 – Your Mortgage Offer
Once your survey has come back and documents accepted form the lender, a full mortgage offer will be produced
We will review your mortgage and protection arrangements with you to make sure you’re happy with everything.

Step 7 – Exchange Contract
This is a vital part of the process and it’s all legally binding. We will help you get to this period as quickly as possible.
Before you exchange you’ll need to sign a mortgage deed, a contract and a transfer of equity form (this just confirms that the property will be put in your name)
This is when your deposit is lodged with the solicitors and it becomes legally binding… Time to relax!

Step 8 – Completion
This is the most existing part of the process… Time to take the first walk in you’re lovely new home!
